Although Bristol Builders Network go to great lengths to thoroughly vet all our building companies, we still strongly advise both commercial and domestic clients to consider using a contract with their builder.
This will give you peace of mind, protect your property and your investment in it, and ensure your building project is completed satisfactorily.
You can get this written by our construction lawyer, or you can use a template. A template is a much more cost effective solution and will provide you with everything you might need to come to an agreement with your selected building company.
Here is one from the Royal Institute of British Architects (RIBA)
And here is one from the Joint Contracts Tribunal (JCT)
The RIBA Contract is considered to be more thorough and offers a complete solution to both the domestic client and the builder. Both offer a clear blueprint of expectations regarding service, delivery and timelines, and what to do in the event of a disagreement.
Many people do not use contracts to manage the build process, they rely on warranties from companies such as the National House Building Council (NHBC) and the Local Authority Building Control (LABC) Warranty. You can read more about these HERE
