Rear Extension Cost

Small Single Storey Rear Extension

Let’s start with a small single story rear extension measuring 4m x 4m, which gives you a 16m2 extension.
For a standard build with a standard finish the cost will be about £1500 per square, giving you a price of:
16 x £1500 = £24,000

rear extensionsFor each additional square metre just add on £1500. This includes everything regarding the build – foundations, doors and windows, roof, first and second fix, but you will need to allow about 15% for professional fees such as architects, planning, and building regs.

The price goes up further depending on the finish. For example fitting uPVC two door French windows would be around £2000, whereas aluminium three door Bi Fold Doors would be around £3000. Also instead of carpet or laminate flooring, if you wanted tiling this would add to the price as well. If existing walls need removing and steels are required the price will also go up.

Double Storey Rear Extension

A double story rear extension measuring 4m x 5m would be 20m2, so the price would be the cost for downstairs plus 50%
20 x £1500 = £30,000 x 50% = £45,000
