New Home Warranties

There are many building guarantee schemes around. In England there are three main players that provide warranties on new homes.

Consumer Code for Homebuilders

Consumer Code For Home BuildersThe Consumer Code for Homebuilders is designed to make buying a home a lot easier and fairer. If builders don’t comply with the code, they operate a dispute resolution service that lasts for up to two years after the house has been completed.

This is the code that has been adopted by the main warranty providers.

Local Authority Building Control (LABC) Warranty

LABCThe LABC provide warranties for new homes in England and Wales, and was designed to protect people building their own homes.
The Warranty ensures that the builder rectifies any defects that might occur in the first 12 months, and provides 10 years’ cover for damage caused by any design defects, materials, workmanship, structural components, or waterproof envelope. This cover is backed by ‘A’ rated global insurers.
The warranty is also recognised by all leading banks and building societies if you want to raise finance against your home now or in the future. LABC will provide all the required paperwork to the financial institution for you for the staged payments. The warranty is also accepted by all major lenders too making it easier to secure finance in the future.
LABC provide a risk-based inspection service throughout the build process and provide technical advice on the project. Because of their partnership with your Local Authority’s Building Control department you will be working with surveyors with plenty of local knowledge.

National House Building Council (NHBC) Warranty

NHBCThe NHBC is independent and maintains a register of builders who have been able to show that they are both technically and financially competent. The builders must also agree to abide by the NHBC Rules and Standards and NHBC staff will examine the design of the house and also carry out regular inspections throughout the build.
Their Buildmark scheme covers the new build for 10 years and protects the client’s money if the builder goes bankrupt. It also covers any defects for the first two years which will be repaired by the builder (if those defects arose because the builder didn’t conform to the NHBC Rules and Standards). From the third to the tenth year, any damage to the home caused by defects is covered by an insurance policy.

Federation of Master Builders (FMB) Warranty

FMBThe FMB offer both commercial and domestic warranties as part of their Build Assure scheme. It is backed by insurance and protects you against the builder going bankrupt, into liquidation or ceasing trading.

Federation of Master Builders offer Build Assure domestic and commercial warranties. This is an insurance backed guarantee that protects you against your chosen builder going into liquidation or otherwise ceasing to trade.
